本案位于长宁路内环内，紧靠中山公园板块，属于地铁上盖项目。区域商业配套成熟，大型购物中心环绕，有巴黎春天购物、龙之梦购物中心、长宁来福士广场、兆丰广场等，日均人流量达到40余万人次。针对区域规划中所指引的“强化丰富的视觉感受”，这栋90年代立面样式老旧的塔楼，在不动原建筑结构的基础上，建筑局部进行改造。城市更新不能仅停留于表面形式的改造，而应探寻其深层结构性的问题，不仅要重视城市物质环境的改善，更要注重提升社区独特的空间结构和社会网络，才能经久不衰，有机生长。

The case is located in the inner ring of Changning Road, close to the Zhongshan Park plate, and belongs to the subway superstructure project. The regional commercial facilities are mature, surrounded by large shopping malls, including Paris Spring Shopping, Dragon Dream Shopping Center, Changning Raffles City and Zhaofeng Square, etc., with an average daily flow of more than 400,000 people. Aiming at the "enhancing rich visual experience" guided by the regional planning, this 90s-old tower with an old facade style was partially reconstructed on the basis of the original building structure. Urban renewal should not only focus on the transformation of surface forms, but should also explore its deep structural problems. We must not only pay attention to the improvement of the city's physical environment, but also pay attention to improving the unique spatial structure and social network of the community.
