Havingmore than 20 years of design experience in large scale projects, covering retail,residential, hospitality, mixed-use, offices and sports typologies in China,Niew Pey Ran believes that each project has the potential tobe more than the sum of its parts. Be it a spatial contribution or functionalmodel, he takes every new project with a skillful, practiced eye, but also withan intuitive creative judgement; bringing each project to its fullestpotential. 城市再生宣言

城市再生不仅是建筑物的再利用，也通过新建项目在成熟城市片区内梳理空间，构建有意义的流线与汇聚点。

Urban Regeneration isnot just about adaptive re-use of existing buildings, it also includes newinterventions that can respond sensitively to an urban site, reorganizingcirculatory networks and creating meaningful points of concentrations.

城市再生项目代表

29万平米的上海滨港商业中心项目坐落于虹口18街坊地块，东临著名的四川北路商业与文化老街。城市更新项目的整体规划首先考虑区域历史的延续发展，通过对场地肌理近百年变化的理解，在场地上进行了新旧对话的大型城市综合体创作。基地北侧场地内共有约15,000平米的历史建筑群，其中四川北路临街商业与公益坊的老建筑群作为滨港商业中心首开区‘今潮8弄’的核心规划内容。‘今潮8弄’，顾名思义以公益坊的60幢石库门建筑和8条弄堂为基本空间架构，除了重点复原其中历经百年沧桑的精致大宅“颍川寄庐”以及沿四川北路的老商业楼，也通过新元素的注入，有效激发场地的活用，手法犹如‘城市针灸’。

Located on Hongkou Lot 18, the 290,000 sqm BundCentral is bounded by Haining Road, North Sichuan Road, Wujin Road and NorthJiangxi Road. The development’s overall masterplan puts emphasis on thecontinued relevance of surviving historical urban grain, and its integrationwith the new development. A total of 15,000sqm of historical buildings are restored in-situ, within which ‘The Inlet’consists 60 Gongyi Fang shikumen units forming 8 lilongs, forming the basicspatial structure for the project’s starting phase. Also included in this phaseare heritage shophouses lining North Sichuan Road and an intricately decoratedYingchuan Villa, a mansion once owned by the landlord who built the Gongyi Fangshikumen cluster. Like how acupuncture revitalises inner bodily processes, themasterplan inserts and extends vital elements on site to complete the contextfor the finer historical urban grain, and encourage active use of publicspaces, generating new life in this old city fragment.
